Renting a home in Preston: what to check

A rental listing is a starting point, not a full picture of the home. Before applying, understand what the tenancy includes, how the property works for your routine and what you will pay beyond the advertised rent.

During a viewing

Check the condition of windows, heating, ventilation, water pressure and visible signs of damp. Ask which appliances and furnishings stay. Test mobile reception where it matters to you, and check broadband availability for the exact address directly with providers.

Look at access, storage and any restrictions that affect pets, bicycles or home working. If parking is essential, get clear on whether a space is included and what rules apply. Visit the surrounding street at a relevant time if possible.

Before signing

Read the proposed agreement in full. Confirm the amount and timing of rent, deposit, any permitted fees, the term, notice arrangements and responsibility for bills. Ask how repairs are reported and who manages the property. Keep written copies of representations that matter to your choice.

Create a monthly budget that includes council tax where payable, energy, water, broadband, transport and insurance as appropriate. Ask for information needed to estimate running costs, but verify the current position yourself.

At handover
